Site plan approval

Site plan approval is local review of the development layout, access, grading, stormwater, utilities, landscaping, lighting, and other site improvements. It often becomes a schedule driver after land control and zoning are resolved.

System-peak charge

A system-peak charge is based on the customer's measured contribution during utility or market peak intervals. PJM 5CP and ERCOT 4CP are common examples users will encounter when evaluating large-load operating costs.

Emissions rate expresses emissions per unit of energy, such as pounds or metric tons of CO2 per MWh. In data center analysis, emissions rate can be location-based, market-based, marginal, or hourly depending on the question.

Tier II

Tier II adds redundant capacity components but still generally requires shutdowns for some maintenance and has distribution-path exposure. It is a step up from basic capacity but not concurrently maintainable.
