Load factor

Load factor compares average demand to peak demand over a period. Data centers often have high load factors because they run continuously, which can make energy use large even when load shape is relatively flat.

Powered land

Powered land is land whose value is driven by credible access to large-scale electric service. The phrase should be used carefully because entitlement, utility commitments, study status, cost allocation, timing, and physical interconnection can make "powered" claims vary widely.

Tier IV

Tier IV is fault tolerant and concurrently maintainable, meaning an individual equipment failure or distribution path interruption should not affect operations. It is the highest Uptime tier and typically implies higher cost, space, and operational rigor.
