Expansion right

Expansion right gives a tenant or buyer a defined path to obtain additional space, land, or power capacity. It is critical in data center transactions because power ramp and campus growth can be more valuable than initial capacity.

Time-of-use rate

A time-of-use rate changes price by hour, season, or defined peak period. It can matter for flexible load, storage, demand response, or backup operations, but many data centers have limited flexibility because uptime and workload requirements dominate.
